McDowell Properties is focused on the acquisition and repositioning of market-rate apartment complexes throughout the US.
Since inception, we have acquired over $3.6 Billion of real estate comprised of over 45,000 units. In addition, we have invested in commercial mortgage-backed securities backed over $23.0 billion in multifamily loans that are secured by over 291,000 apartment units. Our entrepreneurial culture allows us to identify and react quickly to complex investment opportunities that can generate attractive returns for our investors.
Acquisitions
Our acquisition team targets multifamily properties in growth markets across the US that have potential for significant value creation through renovation, repositioning, and intensive management of the assets. Typically, these properties are purchased from long-term or undercapitalized owners that have not modernized aging assets. Our nimble decision-making process allows us to react quickly to complicated transactions. We are actively seeking investment opportunities for our sponsored fund vehicles and institutional investors.
Asset Management
Our asset management team is responsible for managing the operational and financial performance of our investments, including stabilized assets and assets undergoing major capital improvements and repositioning. The team provides "hands-on" oversight at the asset level and creates thriving communities by adding shared amenities, improving curb appeal and modernizing buildings. Our renovation designs are unique to each property and market. We have in-house asset design and construction management teams to bring continuity between the buildings and the culture of the city with meaningful amenities that residents desire. McDowell’s asset managers have managed through many economic cycles and are some of the most experienced in the industry.
Construction
Our construction management team is responsible for the design, implementation, and completion of capital projects at the asset level. Additionally, they are responsible for directing maintenance assessments, prioritizing repairs, and resolving safety issues. The construction management team brings a strong skill set of renovation, job estimating, contract negotiation and standardization expertise to McDowell. Embracing the most cutting-edge technologies, our construction managers are equipped with innovative tools such as drones, digital mapping, and cost-estimating software to zero-in on costs effective solutions and project trajectories.
