Orchard Springs was acquired on June 9th, 2022, as part of a two-property portfolio including Alexander Crossing. Orchard Springs was constructed in 2003 and 60% of the units are subject to a LURA limiting tenant incomes to 60% of AMI.

Built in 2003, the 220-unit garden style apartment is conveniently located in Fairburn, GA within the Atlanta MSA. Orchard Springs is located in a submarket that is experiencing positive in-migration, job and wage growth, and home value appreciation.
Fairburn is located approximately 25 minutes southwest of downtown Atlanta in South Fulton County. The submarket is primarily driven by industrial, light manufacturing, movie studio, and airport jobs. The submarket is a strategic location for industrial centers due to the proximity to the airport and direct rail lines and highways to the port of Savannah. There is currently 118MM square feet of industrial space in the submarket with another 4.2MM under construction. The submarket also offers easy access to some of the metro's largest employment nodes, including Hartsfield-Jackson Atlanta International Airport (60k jobs) and downtown Atlanta at a significantly lower cost of living than the northern part of metro Atlanta.
