Douglas Gardens Senior Health and Living

Douglas Gardens Senior Health and Living is a 410-unit, new construction project located in Pembroke Pines, Florida that will provide desperately needed workforce housing to households making between 30-120% of the Area Median Income along with a few Market Rate units. The project's total Development Cost is $130M which is being financed with 4% LIHTCs, Multi-Family Revenue Bonds and a loan from the Broward County Housing Finance Authority. Citi Bank and CREA have partnered to provide the debt and equity respectively. The project commenced construction in March 2023 and is expected to deliver units Q2 2025.

The project consists of two six-story elevator-serviced buildings and a 15,000 sq. ft. PACE Center Operated by Miami Jewish Health Systems with access to amenities such as a fully equipped fitness center, game-room, media center and cyber-cafe. The property will offer well-appointed one- and two-bedroom apartments with spacious kitchens incorporating granite counter-tops and tile back-splash, upgraded LVP flooring throughout, walk-in closets and washer/dryer hook-ups in all homes.
