Alexander Crossing was acquired on June 9th, 2022, as part of a two-property portfolio including Orchard Springs. Alexander Crossing was constructed in 2002 and 70% of the units are subject to a land use restriction agreement (LURA) limiting tenant incomes to 60% of area median income (AMI).
Property Highlights
Built in 2002, the 240-unit townhouse style apartment is located in Loganville, a desirable suburban bedroom community located 40 minutes northeast of downtown Atlanta. The housing market is predominantly comprised of single-family homes with a limited supply of rental apartments (900-units). As a result, apartment communities enjoy high demand and low vacancy.
Loganville has an incredible need for affordable housing. Loganville has attracted large box retailers in recent years to meet the demand of a growing market area. This includes a Walmart Supercenter, Publix Super Market, Dicks Sporting Goods, Kroger Store, Home Depot, and Lowes. Additionally, Amazon has developed a significant 3MM square foot logistics center in Stone Mountain, which is 10 miles southeast of Loganville, driving demand for workforce housing
